$109.9 Million in Closed Real Estate Sales — and 2026 Is Already Ahead of 2025

Alex Plotkin Surpasses $109 Million in St. Petersburg & Tampa Bay Real Estate Sales

ST. PETERSBURG, FL — Alex Plotkin, founder of Plotkin Homes and a top-producing Compass real estate agent in St. Petersburg, has closed $109.9 million in residential real estate sales volume from January 2025 through August 2026.

The 20-month total represents 102 closed transaction sides across St. Petersburg and the greater Tampa Bay area, with a top individual sale of $3.5 million, but perhaps the biggest story is the pace of Alex's business in 2026.

$55 Million in Closed Sales Through August 2026

Through August, Alex has already closed $55 million in residential real estate sales in 2026, surpassing his total sales volume for all of 2025. The growth reflects Alex's continued focus on the St. Petersburg real estate market, where he works with buyers and sellers across a wide range of price points while maintaining particular expertise in luxury real estate, new construction and relocation. For Alex, however, sales volume isn't the goal by itself. It's the result of an approach to real estate built around local knowledge, data, relationships and helping clients make informed decisions about what is often one of the largest investments of their lives.

Deep Roots in the St. Petersburg Real Estate Market

Plotkin Homes is based in St. Petersburg, Florida, with Alex living in Historic Old Northeast with his family. That local connection is an important part of how he approaches real estate.Alex works throughout St. Petersburg and the surrounding Pinellas County market, with experience in many of the city's most established and sought-after neighborhoods, including Historic Old Northeast, Snell Isle, Venetian Isles, Crescent Lake, Crescent Heights, Euclid St. Paul, Allendale, Northeast Park, Meadowlawn, Old Southeast, Tropical Shores, Downtown St. Petersburg and surrounding communities. Every St. Petersburg neighborhood is different. Flood zones, lot sizes, historic homes, new construction activity, walkability, proximity to downtown, waterfront access and even differences from one block to another can significantly affect both lifestyle and property value. Understanding those differences is particularly important for buyers relocating to St. Petersburg who may be trying to evaluate neighborhoods from hundreds or thousands of miles away.

A Data-Driven Approach to Buying and Selling Real Estate

Alex's approach to real estate is highly analytical. Rather than relying solely on broad market statistics, he looks closely at comparable sales, neighborhood-level activity, inventory, pricing trends, days on market, construction activity and the characteristics of individual properties. That information helps sellers determine how to position and price their homes and helps buyers understand the value of a property before making an offer. From January 2025 through August 2026, properties represented in Alex's closed business averaged 56 days on market, while his overall closed volume reached $109.9 million. The numbers are meaningful, but the strategy behind each transaction is different. A luxury home in Historic Old Northeast requires a different approach than a new construction property in Euclid Heights. A waterfront buyer considering Snell Isle or Venetian Isles has different priorities than a family relocating to St. Petersburg and looking for a home outside of a flood zone. Local context matters.

New Construction Expertise That Goes Beyond Traditional Real Estate

New construction has become an increasingly important part of the St. Petersburg housing market — and one of Alex's primary areas of expertise. His experience goes beyond simply representing buyers and sellers of newly built homes. Alex personally acquires residential lots and participates as an investor and joint venture partner in select new construction projects, including projects with Canopy Builders, one of St. Petersburg's established boutique home builders. That hands-on involvement gives Alex firsthand experience with the entire new construction process — from identifying and purchasing a lot through design, construction, pricing, marketing and ultimately selling the completed home. It also gives him a different perspective when helping buyers evaluate new construction. Location and finishes matter, but so do floor plans, lot orientation, construction quality, builder reputation, timelines, neighborhood development and potential resale value. For clients interested in building or purchasing a new construction home in St. Petersburg, that practical experience can be especially valuable.

Helping Buyers Relocate to St. Petersburg, Florida

Relocation is another major part of the Plotkin Homes business. St. Petersburg continues to attract buyers relocating from other parts of Florida and from across the country, many of whom initially have questions that go well beyond finding a house. Which St. Petersburg neighborhoods are walkable? Where can you find newer homes? Which neighborhoods offer larger lots? Where is new construction happening? What areas are close to downtown St. Petersburg? How should buyers think about flood zones and evacuation zones? What does $1 million, $2 million or $3 million buy in different parts of St. Pete? Those are questions that aren't always answered by looking at listings online. Alex helps relocation clients understand the differences between neighborhoods and properties so they can narrow their search based on how they actually want to live.

Representing St. Petersburg Home Sellers

For homeowners considering selling a home in St. Petersburg, Alex's experience on both sides of the transaction provides another advantage. Having represented buyers, sellers and investors — while also purchasing properties himself — gives him insight into how buyers evaluate homes and what ultimately drives a purchasing decision. That becomes part of the strategy when preparing, pricing and marketing a property for sale. The goal isn't simply to put a home on the MLS. It's to understand the property's strongest selling points, identify the likely buyer, position the home appropriately within its competitive market and create a strategy designed to generate the strongest possible result.

More Than $109 Million — and Still Growing

Reaching $109.9 million in closed sales volume over 20 months is an exciting milestone for Plotkin Homes. But the number represents something much larger: 102 completed transaction sides and the buyers and sellers who trusted Alex to help them navigate an important financial and personal decision. With $55 million already closed through August 2026, this year has already surpassed Alex's total sales volume from 2025. We're incredibly grateful to every client who has trusted Plotkin Homes and to the local builders, agents, lenders, inspectors, contractors and other professionals who help make these transactions possible. And we're excited about what's ahead.
